La Costa is a beach-close residential community that is on the southern coastal end of Carlsbad, California. La Costa is conveniently located just 35 miles from downtown San Diego (and the airport) to the south, 30 miles from Orange County to the north, 85 miles from Los Angeles and less than an hour from the beaches of Baja, Mexico. Surrounded by scenic rolling hills, many La Costa homes offer ocean and mountain vistas as well as breathtaking views of the La Costa Resort, Spa and Golf Course.
For home buying, there is a broad selection of luxury homes, condos, town homes that should appeal to anyone seeking a home close to Carlsbad and Encinitas beaches, great neighborhood schools, and numerous recreational opportunities. La Costa Schools
Many people, including some out of area real estate professionals, are confused about the school districts serving the residents of La Costa. There are three distinct school districts serving the La Costa area, and district lines are very clearly drawn.
The three districts are the Carlsbad Unified School District, the San Marcos Unified School District and the combined San Dieguito Union High School District and Encinitas Union School District for elementary schools. Before choosing which La Costa home to purchase or lease, you may wish to check with the district offices to determine which schools serve the home you are considering.
Alternatively, you may wish to call La Costa Realtors and real estate professionals Mike or Roberta Murphy at 760-402-9101/9102. We are very knowledgeable about critical school district borders. It is very difficult for newcomers (and even some Realtors) to understand the intricacies of these district lines–and interdistrict transfers between them are not always possible. For example, most homes off Alga are in the San Marcos School District (except for El Pato Court and homes off Estrella de Mar, which are served by the Carlsbad School District and the Aviara Oaks schools). South La Costa homes that are accessible off La Costa Avenue, however, are served by the San Dieguito and Encinitas Union High School Districts.
If school district issues are important considerations, you may wish to consider which La Costa neighborhoods are served by the school district of your choice.
La Costa Golf, Tennis and Recreation
La Costa is home to the two 18-hole championship golf courses and world-class tennis courts at the legendary and recently renovated La Costa Resort and Spa. A few blocks to the west is the magnificent Aviara Resort Golf Course, where every hole is a photographer’s dream, and to the east is Lake San Marcos Golf and Country Club with its championship and executive golf courses. Also close is the public Encinitas Ranch Golf Course and the new Crossings at Carlsbad. La Costa is also home to Carlsbad’s Stagecoach Park, with its gym, basketball courts and soccer fields.

San Diego Fireworks
Carlsbad, CA–The economy may be in the tank, but that won’t stop San Diego from celebrating the 4th of July, 2009 in grand fashion. Chula Vista has again put fireworks on hold because of city budget constraints, but the rest of San Diego (thanks in great part to civic fund raising) has found a way to light up the skies with brilliant displays this Independence Day.

Vacation Rentals: Hot Spot in San Diego Real Estate?

Carlsbad, CA–With the sour economy and drug-inspired violence and kidnappings in Mexico, more and more Americans are opting for vacations on home soil.
They like the clean beaches of Del Mar, La Jolla, Encinitas, Carlsbad and Oceanside. They love the lush golf courses at Torrey Pines, La Costa and Aviara. Then there’s the San Diego Zoo, Sea World, Wild Animal Park, Museums and Legoland–to name just a few of San Diego County’s attractions.
In addition to our ongoing San Diego Real estate practice, we also manage vacation rentals and are seeing strong reservation activity in this segment of our business. Our oceanfront unit at Del Mar Beach Club stays booked almost all the time. San Diego vacationers from all over are stunned by the ocean views and love being so close to the Del Mar Race Track, local restaurants and and activities. The condos at the La Costa Chateaus are also staying booked most of the time–and we’ve just added another 2-bedroom Del Mar condo that will be available for summer bookings.
Friends with an oceanfront unit at Oceanside’s North Coast Village also report strong vacation rental activity.
Mike and I chat with a number of these visitors, and find that many return to San Diego each year and wouldn’t consider going any place else. Another group might have traditionally gone to Mexico or Europe for vacations, but have decided to play it safe and vacation in the United States instead. They are saving money–and their sense of security.
A number of local parents we know urged their college kids to take spring break at home in San Diego–and compromises were reached with trips to Palm Springs, Big Bear, Mammoth–or cruises where partying could be contained.
None went to Mexico this year–nor will they until Mexican drug violence and kidnappings are under control.
In the meantime, the vacation rental niche in the San Diego real estate market seems to be holding its own–if not actually thriving. This will be a segment of the market to watch in the coming months.

Great News for San Diego Real Estate Investors

San Diego Vacation Home Owners Celebrate
Carlsbad, CA–We may be hearing a collective sigh of relief from some San Diego real estate investors when they discover that that
owners of second homes and other real estate investments may now be able to refinance their mortgage loans if they are guaranteed or held by either FannieMae or FreddieMac–and if the current value is no more than 5% over the mortgage amount.
The key here is that the mortgage loan must be under the wings of either Fannie or Freddie.
Many real estate investors, though, have no idea whether their loans are guaranteed or owned by either. However, a call to one’s lender–or to Fannie directly at 1-800-7FANNIE–or visit their site–might provide some answers. Completing the form on Freddie Mac’s site, they will advise as to whether they are guaranteeing or holding one’s loan or not.
To qualify for this real estate refi, there may be no late payments (30 days or more) for the past 12 months. FICO and credit scores, though, are not considered–nor will private mortgage insurance start anew.
This could be a real boon for many San Diego investors and second home owners who thought only primary homes could benefit from the Fannie and Freddie refi’s. This may also be a potential Godsend for tenants who face eviction because of foreclosures–and may allow investment property owners to keep their properties–and their tenants in place.
