Should Rancho Santa Fe Incorporate or Remain a Rural Enclave?

Just bring up the topic of whether San Diego Countys rural and exclusive Rancho Santa Fe should incorporate as a city or NOT.

Those favoring incorporation of Rancho Santa Fe have tired of paltry allowances from the county for road repairs, San Diego Countys poor planning and budgeting for Rancho Santa Fe infrastructure, and RSF traffic laws that are enforced by the California Highway Patrol. There may also be more than a few Rancho Santa Fe real estate developers who might stand to benefit from incorporation of this affluent community.

Those opposing Rancho Santa Fes incorporation would certainly include denizens who wish to maintain this top-rated affluent rural communitys identity. These RSF residents cherish winding roads absent sidewalks, real estate signs, exposed open garage doors, streetlights, and mailboxes. Open houses sans signs in the Covenant of Rancho Santa Fe are a nightmare for me agents who wish to publicize the open availability of listings.

To the proponents of Rancho Santa Fes incorporation, though, I would like to ask them to consider carefully its lovely winding roads, dark night skies, citrus groves and flowers, and a lifestyle that begs to remain in some other more peaceful century.

Rancho Santa Fe Rumor (for Golfers)

There is much whispering in our Villa Sothebys office this morning.

Sometime next month, one of Rancho Santa Fes prized properties will be listed by our firm (via Tina Colburn) .

This two-acre golfers estate has enormous frontage on the Rancho Santa Fe Golf Course (the largest, in fact), yet offers total privacy. The residence is a 6000 square-foot classic California contemporary with softened architectural lines. It provides 5 bedrooms, 5.5 baths and garaging for 4 cars.

The Errant Golf Ball Disclosure

Errant Golf Ball DisclosureThis morning I sat in on a blogging webinar hosted by Kevin Boer and Pat Kitano and had to chuckle when they asked their students to write about how Californias errant golf ball disclosure came into being.

An errant golf ball disclosure may seem like an incredible waste of paper and resources, but thats what happens when we live in such a litigious society. There are 50 to 150 pages of disclosures that are an integral part of each California real estate transaction and the one I always have fun pointing out to clients is the seemingly absurd disclosure that targets wayward golf balls.

I am then forced to explain that each of these disclosures is surely the result of some lawsuit and that one can probably glean a history of California real estate litigation by going through each disclosure item.

I dont know how the errant golf ball disclosure came into being, but I would imagine it resulted from someone like fictional Jake, who moved into a quiet La Costa golf course community and expected peaceful and quiet enjoyment while watching the bunnies and coots on the greens and fairways.

One morning while enjoying an early cup of coffee on his patio, Jake was bopped in the head by an errant golf ball, the result of some hackers stupid slice. The knot on his head throbbed, turned purple and he laughed while telling the story to a group of people at a cocktail gathering a week later.

In the audience was a personal injury attorney who suggested Jake sue the sellers of his home along with all the real estate agencies involved. These conniving home sellers and Realtors should have disclosed that bad golf shots could break windows, knock noggins and result in a collection of golf balls in the shrubbery.

Fictional Jake and his attorney sued the home sellers and their agent along with his own Realtor for failing to disclose that one of the hazards of living on a golf course is the possibility (or certainty) of errant golf balls.

Whether the case was won or lost is purely irrelevant.

Agents and home sellers in the State of California must now disclose the hazard of errant golf balls that could be flying anywhere in the Golden State.

I also heard this morning about a required local hazard disclosure in Palos Verdes about Errant Peacock Poop¦.

Valley Center Golf Course Fire Sale (Not really)

Valley Center Golf CourseI couldn’t believe my eyes when I saw A.P.’s report that the popular North San Diego County Woods Golf Course was sold last week for a paltry $3.2 million to an undisclosed buyer.

My amazement stems from the fact this is a highly-desired North San Diego County community with excellent schools and a relatively close proximity to freeways and colleges.

The Woods Valley Golf Course is a 163-acre, par 72, 18-hole course located close to Harrah’s Casino and is central to the Newlands Community project in Valley Center. This new housing development will eventually host 270 country homes spanning a 430-acre territory. Pricing for these North San Diego County homes in Valley Center will range from $450,000 to $1.2 million.

This Valley Center golf course is located at 14616 Woods Valley Road–and is part of the Newland Communities project in Valley Center.
