Shhh! San Diego Real Estate Commissions Revealed

It’s a taboo of sorts to discuss real estate commissions, not because it’s an impolite topic (like discussing one’s salary or bowel habits at a social gathering), but rather, it could land a real estate licensee in jail (or so we are warned). Of course, it is legal and necessary to discuss commissions with a home seller–and as we all know, this is a negotiable fee. But to publicly discuss real estate commissions is insane, unless, of course….
the courageous San Diego real estate blogger is quoting a bigger mouth.
So what can I say about San Diego real estate commissions? Well, according to HomeGain (the bigger mouth), San Diego real estate commissions during the month of December, 2007 (time for an update?) averaged 5.1 percent across the board, whether it was a $300,000 Oceanside condo, a $500,000 San Marcos home, a $750,000 Carlsbad home–or a $1,000,000 or more Del Mar or Rancho Santa Fe mansion.
I don’t suppose this is earth rattling news of any sort, and it feels about right to this writer and real estate broker–except for those San Diego sellers who overprice their homes and think that a 9 percent commission and a paid trip around the world will enable or convince us to sell this overpriced property to some unsuspecting buyer. Not a chance.
Home Gain says this figure is based on historical commission averages for San Diego real estate sellers who found their agents through Home Gain. And they, too, disclose that real estate commissions are negotiable.
(Note to myself: Yippee! I crossed that real estate minefield and am still in one piece).

Should Rancho Santa Fe Incorporate or Remain a Rural Enclave?

Want to inspire spirited discussion or argument at a Rancho Santa Fe soiree?
Just bring up the topic of whether San Diego Countys rural and exclusive Rancho Santa Fe should incorporate as a city or NOT.
Those favoring incorporation of Rancho Santa Fe have tired of paltry allowances from the county for road repairs, San Diego Countys poor planning and budgeting for Rancho Santa Fe infrastructure, and RSF traffic laws that are enforced by the California Highway Patrol. There may also be more than a few Rancho Santa Fe real estate developers who might stand to benefit from incorporation of this affluent community.
Those opposing Rancho Santa Fes incorporation would certainly include denizens who wish to maintain this top-rated affluent rural communitys identity. These RSF residents cherish winding roads absent sidewalks, real estate signs, exposed open garage doors, streetlights, and mailboxes. Open houses sans signs in the Covenant of Rancho Santa Fe are a nightmare for me agents who wish to publicize the open availability of listings.
To the proponents of Rancho Santa Fes incorporation, though, I would like to ask them to consider carefully its lovely winding roads, dark night skies, citrus groves and flowers, and a lifestyle that begs to remain in some other more peaceful century.
Rancho Santa Fe Rumor (for Golfers)

There is much whispering in our Villa Sothebys office this morning.
Sometime next month, one of Rancho Santa Fes prized properties will be listed by our firm (via Tina Colburn) .
This two-acre golfers estate has enormous frontage on the Rancho Santa Fe Golf Course (the largest, in fact), yet offers total privacy. The residence is a 6000 square-foot classic California contemporary with softened architectural lines. It provides 5 bedrooms, 5.5 baths and garaging for 4 cars.

As a San Diego Realtor, I am frequently asked about income demographics in San Diego County and find it handy to have a chart for reference.
The one below provides more than a few surprises, courtesy of the San Diego Business Journal, which provided this data last summer and is one of my favorite reads. We found it surprising, for example, that Carlsbad outranks Encinitas and that Poway beat out Coronado.
And would you have guessed that Oceanside would best San Diego? And few should be surprised that tiny Del Mar beat out them all.
Of course, Rancho Santa Fe and La Jolla were not included, as Rancho Santa Fe is not an incorporated city, and La Jolla is part of the City of San Diego.

San Diegos high end coastal North County is surviving the real estate storm fairly well at least compared to the rest of San Diego County.
Weve had a surge of buyer interest in Rancho Santa Fe real estate lately, and the folks at First American Title were kind enough to share some of their recent San Diego market research with us.
Rancho Santa Fe has the highest home prices in San Diego County, and also consistently makes the top ten lists of priciest homes in the United States as well. Many affluent home buyers want the peace, land and privacy afforded by Rancho Santa Fe. Home prices here generally start at $2 million and quickly rise to multiples of that amount.
To search real time market stats for Rancho Santa Fe, you can easily do so by clicking the appropriate link to the right of this site. I was interested in a simple macro view of how of how the Rancho Santa Fe real estate market performed from 2006 to 2007, in relation to its coastal North County neighbors.
The chart below shows how Rancho Santa Fe is faring with homes in the 92067 area falling 7.6 percent from 2006 to 2007 and the more rural 92091 (which includes the gated community of Cielo) actually rising 7.4 percent.:

It is also worth noting that the wealthy gravitate to San Diego County.
San Diego is home to 7 billionaires and over 100,000 millionaires, who do much to keep our local economy in forward motion. They are settled throughout the county, but a large and unspecified number live behind the private gates of Rancho Santa Fe.
