Aviara was Carlsbad’s first award-winning master-planned community.

Located in South Carlsbad, just west of La Costa Resort and Spa, Aviara’s 5000+ residents enjoy a lifestyle that is almost idyllic. With the arrival of spring, phones will soon start ringing from buyers in Scottsdale, Las Vegas, Palm Springs and other desert areas. Fearing and knowing the summer heat, they long for a coastal home in San Diego County.

Typically, these desert buyers are seeking either a beach-close condo that offers ocean breezes and nearby golf or tennis–or a 3000 + square foot single story home with a pool and room for entertaining family and friends.

New Homes in San Diego Come with a Bonus

aviara-real-estateYesterday afternoon, I was introducing various La Costa and Carlsbad area neighborhoods to a young relocating physician with a four year old son. The move won’t occur until this summer, but it’s not to early to become familiar with schools–and the homes available around them.

We drove through Aviara, all of La Costa, Rancho Carrillo–and San Elijo Hills, where builders are still building. The prices there were very competitive at just over $200 per square foot with landscaping and air conditioning included.

What may help tip the scale for this first-time home buyer is the $8000 tax credit being offered until August, 2009 by our federal government–as well as the newly-enacted SB15XX which as of March 1, 2009 allows for a California state income tax credit of up to $10,000, or 5 percent of the purchase price, whichever is less–for a newly-copnstructed and previously unoccupied home.

Sell Your San Diego Home 40% Faster (and for more money)

In San Diego, Super Bowl Weekend traditionally marks the start of our real estate spring buying season and it should come as not surprise to hear real estate agents telling you that buyer activity tends to tick higher at this time of the year.

Meanwhile, with mortgage rates still trolling near all-time lows and Congress debating a first-time homebuyer tax credit, 2009 may bring out even more buyers than we’ve seen in the past–or at least we hope so.

This dicey market, though, presents new challenges for home sellers who want to attract qualified buyers. It may not be enough to have a lovely home in Aviara or La Costa Greens, if you are having to compete against homes that have been professionally staged. And far better to meet or beat the competition when it comes to your home’s showing condition.

Quite simply, home staging is the process by which a homeowner re-organizes and re-presents his home to appeal to as many potential buyers as possible.

Home staging is part-science, part-art, and part-psychology. Home buyers tend to judge homes within the first 8 seconds of seeing them so making a quality first impression can mean the difference between getting multiple bids, and just getting a lot of foot traffic.

Even though San Diego home inventories are falling, supplies are still higher than in previous years. Home sellers wanting to stand out in a crowd may want to consider staging their homes to help them sell more quickly.

Staged homes sell for as much as 17% more money and as much as 40% faster than non-staged ones.

Those figures should compel us all to consider staging a home–and it’s probably not much different than detailing a car prior to putting it on the market.

Searching for a Home in Aviara?

We frequently reply to requests for Aviara information, especially as it relates to Aviara real estate.

An award-winning, master planned community with over 1000 prime acres, Aviara is comprised of 21 distinct South Carlsbad neighborhoods with over 2000 homes, and is bordered by Batiquitos Lagoon, the ocean and La Costa Resort and Spa to the immediate east.

Buy from Me and I’ll Buy Your San Diego Home

It’s an old come on–and a persistent temptation.

You’ve seen the sign riders all over the the San Diego real estate market.

Buy this Home from Me, and I’ll Buy Yours!”

The catch?

Home sellers are generally offered around 63 to 75 percent of the San Diego home’s current market value (sans real estate commission). That means you must have substantial equity in your property, and be willing to fork over a good chunk of it to the real estate agent making the offer. Additionally, you are bound to purchasing your next home from the same agent.

Is this in your best interest?

Only if you are in desperate straits–and don’t believe your home will sell under any other conditions–should you consider selling your San Diego home under such onerous terms.

And before entering one of these agreements, it would be prudent to call at least two other reputable San Diego Realtors to obtain a fair assessment of value for your San Diego real estate. Choose an agent that is very familiar with real estate conditions in your community, be it Carlsbad, Encinitas, Aviara, La Costa, Del Mar or Oceanside. Other online tools, though less accurate, may also help you determine the fair market value of your home. One is Zillow and another is an instant online San Diego home appraisal on this site. Additionally, you should check the San Diego MLS and search for comparable homes on the market.

By simply reducing the price of your San Diego home into a competitive range and aggressively marketing it to the buying audience, you may be able to sell at a much thinner discount.

Remember, anyone buying your San Diego area home at such discounts must do so because there are selling costs and profits that must be made when your home is resold.

Do you need to pay such a steep price to get your home sold?

Probably not!
