La Costa Town Center (Dis) Approved

Carlsbad, CA–The La Costa Town Center at the intersection of Rancho Santa Fe Road and La Costa Avenue won final approval from the City of Carlsbad last week–leaving a number of La Costa residents prepared to fight city hall. They are concerned about safety issues–and also the values of their La Costa and Carlsbad real estate.
The proposed development will offer 284,400 square feet of shopping, banks, two gas stations, a large office project and a couple of medium density neighborhoods on the 83-acre site that fronts residential La Costa Avenue and heavily-traveled Rancho Santa Fe Road. The builder, Aspen Properties, will be limited to a 100,000 square-foot anchor store (which would diminish the possibility of a WalMart). Instead, the builder claims the La Costa Town Center will be something closer to the upscale Carlsbad Forum or the Del Mar Plaza.
The proposed center is situated to serve all of La Costa, South Carlsbad, San Elijo Hills, Rancho Santa Fe and Encinitas–but local residents fear the impact of more than 25,000 extra cars on roads that would service the center. Carlsbad Forum: Fine Shopping in Carlsbad

When Carlsbad real estate clients ask where to find good shopping in the Carlsbad, I offer one of two answers:
If they are local, all I have to say is, “The Carlsbad Forum,“and most will know what I mean. On the other hand, if they are from out of town, the directions to the Carlsbad Forum sound like a field trip:
….As you approach from the freeway, you will note the ocean to your west. Exit Leucadia Boulevard and you will pass Encinitas Ranch Golf Course on your left and at the bottom of the hill at the light, you will turn left on Garden View and will see Home Expo on the right.
Immediately after passing Home Expo, turn into The Carlsbad Forum on your right. Depending on the season and day of the week, you should be able to find a conventient parking place. Local residents are delighted to have so many of the shops, restaurants and stores situated there.
. Jimbo’s Market is an absolute favorite. Their produce and foods are organic, and their deli offers delicious alternatives to other carryouts.
.In the mood for Italian or Southwestern cuisine? Buca di Beppo offers casual family Italian; and The Yellow Coyote serves well-seasoned Southwestern fare. Want sandwiches, salad or soup? Panera Bread offers tasty selections for all three, along with outdoor seating.
.Shopping for clothes? At The Forum, you will find Chico’s, Talbots, Anthropologie, Victoria’s Secret, Coldwater Creek, Draper & Damons, Jos A Bank, and other small and upscale boutiques.
.For the home? Shoppers love Z Galleries and Sur la Table, as well as design and flooring companies.
.For the body? There’s the Bali Salon and Spa, a med spa, slow exercise facility and shoe stores that cater to the athlete.
The Carlsbad Forum is a favorite with Carlsbad and North San Diego County residents–and has become a travel stop for many visitors to the area.

San Diego Wi-Fi Hot Spots

As a North County San Diego real estate broker, I often carry a laptop when when showing San Diego homes to clients. And so do many of our real estate clients. These days, we avoid Starbucks because they charge for their wifi service and instead head to the closest Panera Bread, almost any public library, or other resting point where we can easily hop online.
Someday, this will be a useless list because wifi will be everywhere.
But until that time, heres a starter list of free San Diego hot spots. Some may require that you ask for a password, but wont require a swipe of your credit card. (Dont forget, though, that wireless networks are not secure, and be careful of the information you transmit.)

Carlsbad Coffee Spots

I love the rich smell of coffee beans and their brew–and the hissing sounds of expresso machines at work.
And what could be more fun than meeting a friend, finding a free table and spending a half hour or so catching up on the details of life.
