It is so true that this is becoming very attractive for buyers and it isn't only happening in San Marcos. The recent market has sparked interest even amongst the wealthy to find more afforable neighborhoods and the sales numbers in Rancho Santa Fe are showing it. There are communities such as San Marcos, as you wrote about, that offer a great neighborhood for a fraction of the price. Rancho Santa Fe, which tends to have older homes, is also having to comepete with newer luxury communities that are growing around it such as Santaluz and the Crosby. Communities such as these ussually demand a lesser price for a newer home. It will be interesting to see how this continues to develop going into 2010.

Thanks for the posting.
The house looks great. Not in the market right now for one, but always good to see what's out there!
