I agree with you--and think this real estate phenomenon is not specific to the Charlotte or San Diego real estate markets. 

I think it was common for many areas to have new subdivisions that were populated with marginally qualified buyers. These areas are now burdened with foreclosures only because so many (new) homes were available when money was cheap, easy and available and everyone was buying at the same time.</description>

While the Charlotte market is quite strong, the new homes in the outer rings are suffering the same fate as San Diego even as overall prices continue to appreciate. Terry McDonald</description>
